Hyperscale tenant specification (template)
OnboardedGeneric hyperscale build-to-suit requirements. A tenant density or generator change resets the air, noise, utility and building processes at once, so the spec lock and the change-impact review are the schedule protection, not the spec acceptance itself.

Requirement classes (5)
Triggers are evaluated against project inputs; durations are typical working days.
| Code | Title | Gate | Category | Asset classes | Trigger | Days | Veto | Predecessors | Source / clause |
|---|---|---|---|---|---|---|---|---|---|
| TEN-GEN | Generator, density and redundancy specification lock Frozen generator fleet (count, kW, tier, emergency/non-emergency classification, run hours), rack density and redundancy (N+1, 2N) for the permit applications. Predecessor to the air pathway determination, noise study and fire marshal review; a change here re-opens all three. Evidence: Spec-lock memo countersigned by tenant listing fleet, density and redundancy values used in permit filings. | Entitlement | Tenant | Data center | Applies when a tenant is named | 20 | TEN-SPEC | Tenant basis of design / technical specification (template) — | |
| TEN-SPEC | Design specification acceptance (basis of design) Owner acceptance of the tenant's basis of design: power density, cooling method, redundancy topology, security and fiber. Every downstream study (air, noise, utility load) reads from this revision. Evidence: Signed BOD acceptance with revision number; deviation log. | Entitlement | Tenant | Data center | Applies when a tenant is named | 40 | — | Tenant basis of design / technical specification (template) — | |
| TEN-LEASE | Lease execution and commencement conditions Executed lease or build-to-suit agreement with the conditions to commencement (entitlements, power confirmation, financing). Lenders generally require the executed lease to close. Evidence: Fully executed lease; schedule of commencement conditions with status. | Permit | Tenant | Data center | Applies when a tenant is named | 30 | TEN-SPEC, DOM-CAPACITY | Lease / build-to-suit agreement — delivery milestones and liquidated damages (template) — | |
| TEN-CHANGE | Change-order impact review across permits (change-impact protocol) Agreed protocol that any tenant-initiated change to density, generators, cooling or layout is run through the register before acceptance, listing which air, noise, utility, fire and building items re-open and the schedule and LD consequence. Ties to the change-impact module. Evidence: Signed change-impact protocol; impact memo on file for each change request. | Construction | Tenant | Data center | Applies when a tenant is named | 10 | TEN-GEN, TEN-MILESTONES | Lease / build-to-suit agreement — delivery milestones and liquidated damages (template) — | |
| TEN-MILESTONES | Delivery milestones and liquidated damages schedule Lease exhibit of delivery milestones (shell, power on, ready for service by hall) with LDs, mapped to the approval critical path so each LD date has a named predecessor chain and float. Evidence: Milestone exhibit with LD terms; schedule mapping of each milestone to register items. | Construction | Tenant | Data center | Applies when a tenant is named | 15 | TEN-LEASE | Lease / build-to-suit agreement — delivery milestones and liquidated damages (template) — |
